Specialized Services: FEMA 50% Rule Appraisals
In response to Hurricane Helene, we are offering FEMA 50% Rule Appraisals for properties impacted by flood damage. These complex appraisals focus on valuing the structure only, known as the Replacement Cost New Less Depreciation Value. This includes the home and any attached features such as garages, porches, and patios but excludes land, driveways, docks, pools, and other amenities.
FEMA uses this value, also referred to as Actual Cash Value, to compare with the county’s assessed building value when determining compliance.
